Green Initiatives 

 

As one of North America’s largest owners and managers of commercial real estate, Cadillac Fairview is committed to being “Best in Class” and that is certainly evident in our approach to green initiatives. As a company, we feel it is our obligation to seek out the latest advances in green building design and operation – to lead by example. We know that the expectation of our company to be cleaner, more efficient and reduce waste is an ongoing journey not a destination. With this in mind, Cadillac Fairview carefully measures and benchmarks its green initiatives, raising the bar each year in terms of the results for every one of our properties across the country.

The successful execution of company-wide green initiatives is being achieved through a detailed, measurable and long-term program called GREEN AT WORK™. This proprietary program is national in scope; implemented at all properties and sets operational benchmarks.  The premise of GREEN AT WORK™ is the idea that sustainability is both the right thing to do and the smart thing to do. We realize that our sustainable operations reduce operating costs, earn tenant loyalty and provide a healthier working environment for us all.

The program itself focuses on five environmental pillars:
1. Energy: A key focus is on Energy Conservation and Efficiency and the incorporation of renewable energy sources, with a long term goal of net-zero emissions from buildings.
2. Waste Management: Our goal is to generate zero waste by implementing a consistent and dedicated approach to waste diversion and waste minimization.
3. Environmental Protection: Our goal is to eliminate adverse impacts at our properties wherever our activities, products and services interact with the environment, while ensuring compliance with governmental regulations.
4. Sustainable Procurement: Wherever possible, we will utilize environmentally-friendly products, services and best management practices at all properties.
5. Communication: Our comprehensive Green Communication Plan has been designed to inform, engage, educate and share green best practices with our employees and tenants so that we can work together to make a difference.

GREEN AT WORK™ supports Cadillac Fairview’s ongoing commitment to corporate social responsibility with the belief that by working with our tenants, employees, suppliers and customers we are “building sustainability together™”.

Les Promenades St-Bruno is actively participating to the GREEN AT WORK™ program.  Various initiatives are implemented each year in order to fulfill the requirements of each pillar, a short outline of these initiatives are presented below.
 
RECYCLING
 
Les Promenades St-Bruno recycles the following materials: paper, cardboard, plastic, glass, metal, bulbs, neons, batteries and cooking oil.  In 2009, more than 390 tons of materials were recycled, a 25% improvement compared to 2008. Tenant awareness campaigns and the opening of 4 new recycling facilities explain this improvement. 
When new boutiques open or an existing one is being renovated, contractors must imperatively use the containers of recovery for building materials.  The recycled building materials are then separated, shredded and recycled.
 
LIGHTNING
 
In 2009, a vast program of modernization of the common area lighting was undertaken.  The project consisted in replacing more than 2,200 conventional fluorescent bulbs by equipment offering a higher output and a 20%reduction in power consumption.  The anticipated annual economy resulting from this change represents 21 KW.

The center also carried out the replacement of more than 450 conventional electric bulbs.  In this respect, the property purchased new equipment using the electroluminescent diodes (LED) technology.  This transition aims to reduce by 80% the energy consumption (37 000 Watts), while offering an equal or higher output.  The life span of LED bulbs being 50 times longer, it will then result into a considerable reduction in the volume of materials laid out. 
  

ILLUMINATION CHRISTMAS DECOR WITH LED LIGHTS

As of November 2010, all the lights illuminating Promenades St-Bruno’s Christmas décor, inside and outside, will be LED lights. 

Using LED lights will allow an annual economy of 27.000 kWh, the equivalent of a year consumption of 4 houses.  The longer lifespan of LED lights also allows a reduction of the volume of non-recyclable materials thrown out each year.

GIFT WRAPPING PAPER MADE OF RECYCLED MATTERS

Promenades St-Bruno is proud to announce that they are amongst the first shopping centre in Quebec to offer gift wrapping papers and boxes only made of recycled products in their two gift wrapping kiosks.

NATURAL PLANTS AND TREES

As part of the Green at Work™ program, Promenades St-Bruno is pleased to announce that the artificial topiaries and trees that, until recently, decorated the centre, have been replaced by a variety of natural plants and trees. They not only help create a more beautiful interior space and integrate harmoniously into the decor, they also eliminate air pollutants, help keep the air hydrated and emit phytochemicals that eliminate harmful spores and bacteria.

HARVESTING RAINWATER

As summer approaches, the water needs at Promenades St-Bruno increase considerably. The size of our site and the extent of the landscaping are considerable, and therefore, so are our watering needs. In order to limit water use, Promenades St-Bruno shopping centre harvests rainwater, collecting it in 3 retention ponds. This is where your Centre—always ahead of the trends—gets its water supplies to clean the building and parking lots and to water the trees, shrubs and flowers that make the site more attractive. Over 40,000 gallons of non-drinking water is used this way each year!  

COMPOSTING ORGANIC MATTER

Starting at the end of July, the organic waste from the 26 restaurants at Promenades St-Bruno will be sent to certified composting sites—which will keep 25 tons of compostable organic matter out of landfill sites! This green initiative is part of Cadillac Fairview’s GREEN AT WORK™ program, which requires that each of its shopping centres reduce its trash volume by 65%. Promenades St-Bruno is the first shopping centre on the South Shore to take this type of initiative.
